There are a ton of issues you will encounter when purchasing investment property. You need someone helping you that is on top of their game! This will save you plenty of money and heartache in the long run!
If you are ready to purchase investment property, you will need help. Here are a few pointers:
- Use a Buyer’s Agent. You need a Buyer’s Agent that is experienced in selling in the local market, and knows what to look for. - Get an Inspection. If a home is nice, it will get swept up fast, so you have to be able to move fast when a great foreclosure comes on the market. If you wish to have it inspected before the offer, you need to have inspectors that you know and trust ready to jump in when the right home hits the market. If you wait til after the offer is hopefully accepted, you can always pull in inspectors then to look at the HVAC, plumbing, electrical, roof, foundation, etc. You can also get environmental tests done.
- Have a General contractor. It is always good to have a General Contractor on your team to look at potential repairs that may be high dollar. They are also good to have for flipping homes or for fixing issues after the home is rented. You can always get bids from other Contractors, but again….have a Contractor or two on your team.
- CPAs and Attorneys. These professionals are great in case you have issues with neighbors or the home owners association. The attorney can help interpret legal issues. A good CPA can find you tax dedutions for investment homes.
